Goals4.1 <br /> It is the goal of these design guidelines and standards to provide for a high <br /> quality single family residential development with the design, location and <br /> orientation of each dwelling unit to be in harmony with the physical <br /> features of the land and its surroundings. <br /> B. Land Uses <br /> Lots 2-4 shall follow the uses permitted and conditionally permitted in the <br /> PUD-LDR District of the North Sycamore Specific Plan (NSSP). <br /> Lots 1 and 5 shall follow the uses permitted and conditionally permitted in <br /> the PUD-A District of the NSSP. <br /> C. Site Development Standards <br /> (note: also see Section F for remodels and additions to the existing home <br /> on Lot 5) <br /> 1. Setbacks <br /> Structures on Lots 2-4 (the lots fronting Sycamore Creek Way) shall follow <br /> the required yards and setbacks of the R-1-20,000 zoning district. <br /> Lots 1 and 5: All structures on Lots 1 and 5 shall be located within the <br /> defined building envelope. Please see Exhibit A for the building envelope <br /> for each lot. <br /> 2. Floor Area Ratio (FAR) and Maximum Building Area <br /> Floor Area Ratio: <br /> PUD-LDR lots (Lots 2-4): 30% maximum. <br /> Note: FAR calculations shall include garage area in excess of 600 <br /> square feet and all enclosed structures. <br /> Maximum Building Area: <br /> PUD-A lots (Lots 1 and 5): <br /> Lot 1: Maximum building area shall not exceed 5,780 square feet for <br /> all enclosed structures, including all garage space. <br /> Lot 5: Maximum building area shall not exceed 8,500 square feet for <br /> all enclosed structures, including all garage space. <br /> Sycamore Corners Design Guidelines Page 1 <br /> PUD-135 <br />pproval. Best management practices to minimize traffic <br /> impacts shall be used during construction, including scheduling of major truck trips and deliveries, <br /> to avoid peak travel hours. The TCP shall have proper lane closure procedures such as flagger <br /> stations, signage, cones, and other warning devices implemented during construction. The TCP <br /> shall also include time of day/hours of lane closures and total number of days. <br /> 131. TRUCK ROUTES: The haul route for all materials to and from the project site shall be reviewed <br /> and approved by the City Traffic Engineer prior to building permit issuance and shall include the <br /> provision to monitor the street surfaces used for the haul route so that any damage and debris <br /> attributable to the haul trucks is identified and corrected at the expense of the applicant. <br /> [end] <br /> PUD-135, P19-0030. If this is not feasible, the applicant shall submit a report from a certified <br /> arborist acceptable to the City indicating trenching will not be detrimental to the health of <br /> the tree. <br /> c. Nothing may be stored within the dripline of the tree canopies. This includes equipment, <br /> oil, gas, chemicals, harmful materials, fill or storage. <br /> d. No oil, gasoline, chemicals, or other harmful materials shall be deposited or disposed <br /> within the dripline of the trees or in drainage channels, swales, or areas that may lead to <br /> the dripline. <br /> e. The Stormwater Management Plan <br /> shall be subject to review and acceptance by the Director of Engineering/City Engineer, prior to <br /> issuance of an engineering or building permit, whichever occurs first.
