Resolution No. PC-2003-21 <br />Page 7 <br />18. The project developer is encouraged to utilize "Green Building" practices in <br />constructing the new homes on this site. The project developer shall use their best <br />efforts to implement the measures identified in the Alameda County Waste <br />Management Authority's New Home Construction Green Building Guidelines in the <br />design, construction, and operation of the proposed homes. Before issuance of <br />building permits, the project developer is encouraged to submit to City staff the <br />green building provisions that would be incorporated into the proposed project's <br />construction and to meet with City staff to review these provisions. If, following <br />this review, it appears that there are other feasible and mutually agreeable green <br />building measures that can be incorporated into the project, the project developer <br />shall modify the project accordingly. Before issuance of a building permit, the <br />green building measures shall be called out on a separate sheet of the building <br />permit plan set and shall be subject to review by the Planning Director. <br />19. All trees used in landscaping must be a minimum of 15 gallons in size and all <br />shrubs a minimum of 5 gallons, unless otherwise shown on the approved landscape <br />plan or required in other conditions of approval or the design guidelines. <br />20. All pre-construction tree protection measures listed in the HortScience, Inc. tree <br />report dated July 19, 2002 shall be implemented prior to commencement of grading <br />on the site. <br />21. Only those trees recommended for removal HortScience, Inc. azborist report dated <br />July 19, 2002 shall be removed. <br />22. The design guidelines shall be modified to require at least two additiona124-inch <br />box size coast live oak or California bay trees per lot on Lots 1 to 4. On Lots 1 to 3, <br />at least one of these two trees shall be planted between the home and the property <br />line in common with the Bridle Creek development or property line in common <br />with the Sycamore Heights development to create a vegetative screen in between <br />the new homes and the homes in the adjacent projects. On Lot 4, both of these trees <br />shall be planted between the house and the property line in common with the lot <br />located at 993 Summit Creek Court. These trees should be incorporated into the <br />landscape plan submitted with the design review application for the new custom <br />homes. <br />23. The project developer shall post cash, letter of credit, or other security satisfactory <br />to the Planning Director in the amount of five thousand dollars ($5,000) for each <br />tree required to be preserved, up to a maximum of twenty-five thousand dollazs <br />($25,000). This cash bond or security shall be retained for one year following <br />acceptance of public improvements or completion of construction, whichever is <br />later, and shall be forfeited if the trees are destroyed or substantially damaged. <br />24. If archeological materials aze uncovered during grading, trenching, or other on-site <br />excavation, all work on site shall be stopped and the City immediately notified. <br />The county coroner and the Native American Heritage Commission shall also be <br />
