15. The standby generator and associated equipment, e.g., fuel tank, located in the designated <br />enclosure shown on the site plan shall not project above a horizontal plane established by <br />the enclosures' walls. With the application for building permit approval, the project de- <br />veloper shall provide a section through the enclosure showing the generator/equipment <br />installation to the Planning Director for review and approval before issuance of a building <br />permit. <br />16. Landscaping of sufficient quantity of materials and type of species shall be planted to <br />screen the fueling equipment shown by the northerly driveway apron from Bernal Ave- <br />nue. These details shall be shown on the building permit plan set to the satisfaction of the <br />Planning Director before issuance of a building permit. <br />17. All roof-mounted equipment shall be designed and installed so as not to project above a <br />horizontal plane established by the building's parapet walls. This detail shall be shown <br />on the building permit plan set for review and approval by the Planning Director prior to <br />issuance of a building permit. An exception can be made for this requirement for the in- <br />stallation of roof-mounted photovoltaic panels. All mechanical equipment shall be con- <br />structed and operated in such a manner that noise emanating from it will not be percepti- <br />ble beyond the property line plane. <br />18. The window frames for the fire station building shall be set two to four inches behind the <br />finished surface of the building wall, not including the thickness of the window trim. <br />This detail shall be shown on the building permit plan set to the satisfaction of the Plan- <br />ning Director before issuance of a building permit. <br />19. The decision to connect the pathways from the amenity area to the north side of Whisper- <br />ing Oaks Way shall be made before their installation with the input of the homeowners <br />living in the Walnut Hills development. Absent owners' concurrence, the pathways' <br />shall be deleted from the project. <br />20. No seat walls, tables, benches, etc., shall be provided in the amenity area. <br />21. The project developer shall post address numerals on the building so as to be plainly visi- <br />ble from all adjoining streets or driveways during both daylight and night time hours. <br />22. The project developer shall effectively screen from view all ducts, meters, air condition- <br />ing equipment, and any other mechanical equipment, whether on the structure, on the <br />ground, or on the roof, with materials architecturally compatible with the main structure. <br />Screening details shall be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director.
