Resolution No. PC-2003-08 <br />Page 4 <br />6. Prior to the issuance of a building permit, the applicant shall submit a sample of the <br />proposed brick color and material. The brick color and material shall be subject to the <br />review and approval of the Planning Director, prior to the issuance of a building permit. <br />Prior to the issuance of a building permit, the applicant shall submit a sample of the <br />proposed the material, i.e., the the proposed on the facade of the building. The the <br />material shall be subject to the review and approval of the Planning Director, prior to the <br />issuance of a building permit. <br />8. Prior to the issuance of a demolition permit, the applicant shall submit a sample of the <br />exterior stucco material on the existing building at 252 Spring Street to the Planning <br />Department. The stucco texture of the proposed building shall match the texture used on <br />the existing building to be demolished. <br />Lighting <br />9. The project developer shall submit a final exterior lighting plan for the review and <br />approval of the Planning Director prior to issuance of a building permit. On the plans <br />submitted for the issuance of a building permit, the applicant shall provide a detailed <br />drawing of the proposed lighting fixtures in the landscape areas. The landscape lighting <br />shall be equipped with an automatic timer that shall turn off the lights between 10:00p.m. <br />and 4:30p.m. All lighting shall be directed away from adjacent residences. <br />Parking <br />10. If any and/or all of the property owners at 216, 228, 240, and 264 Spring Street request an <br />access easement over the drive aisles within the parking lot at 252 Spring Street, the <br />property owner of 252 Spring Street shall grant such easement to such property owner(s) <br />and record such easement if such property owner(s) grants a reciprocal access easement <br />to the property owner of 252 Spring Street over the drive aisles within its parking lot. <br />11. All parking spaces on site shall be striped. Wheel stops shall be provided unless the <br />spaces are fronted by concrete curbs, in which case sufficient area shall be provided <br />beyond the ends of all parking spaces to accommodate the overhang of automobiles. <br />Landscaping <br />12. Prior to the issuance of a building permit, the property owner of 252 Spring Street shall <br />enter into an agreement with the City, approved by the City Attorney, which guarantees <br />that all landscaping and open space areas included in this project will be maintained at all <br />times in a manner consistent with the approved landscape plan (as conditioned) for this <br />development. Said agreement shall run with the land for the duration of the existence of <br />the structures located on the subject property. <br />
