Resolution No. PC-2003-08 <br />Page 3 <br />Exhibit B <br />PDR-265, Conditions of Approval <br />252 Spring Street <br />(February 26, 2003) <br />PLANNING <br />The office building shall be constructed substantially as shown on the development plans, <br />landscaping plans, irrigation plans, lighting plans, window details, and green building <br />guidelines dated "Received January 20, 2003", and color and material boazd dated <br />"Received October 25, 2002"except as modified by the following conditions. Minor <br />changes to the plans may be allowed subject to the approval of the Planning Director if <br />found to be in substantial conformance to the approved exhibits. <br />This design review approval will lapse within one (1) year from the date of approval <br />unless a building permit is issued and construction has commenced and is diligently <br />pursued toward completion or an extension has been approved by the City. <br />All conditions of approval for this case shall be written by the proiect developer on <br />all building permit plan check sets submitted for review and approval. These <br />conditions of approval shall be on, at all times, all grading and construction plans kept on <br />the project site. It is the responsibility of the building developer to ensure that the project <br />contractor is aware of, and abides by, all conditions of approval. It is the responsibility of <br />the building developer to ensure that the project landscape contractor is awaze of, and <br />adheres to, the approved landscape and irrigation plans. Prior approval from the Planning <br />Department must be received before any changes are constituted in site design, grading, <br />building design, building colors or materials, landscape material, etc. <br />4. Prior to the issuance of a building permit, the property owners at 240, 252, and 264 <br />Spring Street shall record an easement, license agreement, or similaz agreement for <br />vehicle access and exit to and from the on-site parking spaces at 252 Spring Street. The <br />location of the access and exiting areas, the type of agreement/easement, and the language <br />in the agreement/easement shall be subject to the review and approval of the City <br />Attorney. <br />5. The building windows shall have exterior wood frames, trim, and sills, and shall be <br />recessed approximately one to two inches into the walls of the building. Window details <br />shall be shown on the plans submitted for the issuance of a building permit. All window <br />details aze subject to the review and approval of the Planning Director, prior to the <br />issuance of a building permit. <br />
