<br />14. The project developer shall reduce the width of the 900 degree driveway aisle lo- <br />cated near the project site's southeast comer in order to increase the landscape <br />area located between the driveway and the sidewalk. The width of the driveway <br />shall be the minimum distance needed to accommodate two-way traffic. This <br />change shall be shown on the final site, engineering, and landscape plans submit- <br />ted for review and approval by the Planning Director before issuance of a building <br />permit. <br /> <br />Building and Site Design Requirements: <br /> <br />IS. The project developer shall post address numerals on the building so as to be <br />plainly visible from all adjoining streets or driveways during both daylight and <br />night time hours. Tenant spaces shall be identified as determined by the City. <br /> <br />16. The project developer shall effectively screen from view all ducts, meters, air con- <br />ditioning equipment, and any other mechanical equipment, whether on the struc- <br />ture, on the ground, or on the roof, with materials architecturally compatible with <br />the main structure. Screening details shall be shown on the plans submitted for is- <br />suance of building permits, the adequacy of which shall be determined by the <br />Planning Director. All required screening shall be provided prior to occupancy. <br /> <br />17. All mechanical equipment shall be constructed in such a manner that noise ema- <br />nating from it will not be perceptible beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br /> <br />18. All trash and refuse shall be contained completely within enclosures architecturally <br />compatible with the main structure. The materials and color of the enclosure walls <br />shall match the building walls and the gates shall be corrugated metal or solid <br />wood. The location and design of the enclosures shall be shown on the plans sub- <br />mitted for issuance of building permits. Trash containers shall be stored within the <br />enclosure at all times, except when being unloaded. <br /> <br />19. The location of any pad mounted transformers shall be subject to approval by the <br />Planning Director prior to issuance of permits by the Building Department. Such <br />transformers shall be screened by landscaping or contained within an enclosure <br />matching the building and with corrugated metal gates. All transformers shall be <br />shown on the plans submitted for issuance of building permits.
