117. RECYCLED WATER USE REQUIREMENT: If the site is within the city's recycled <br /> water service area (recycled water distribution system is along route to the <br /> proposed application), the irrigation system must be designed in accordance with <br /> the City's Recycled Water Use Guidelines and Recycled Water Irrigation <br /> Standards, per PMC Section 14.06. Refer to PMC Section 14.20 for a list of <br /> exceptions. <br /> 118. RECYCLED WATER USE PERMIT: The applicant shall submit a Recycled <br /> Water Use Permit application and package (as outlined in the City's Recycled <br /> Water Use Guidelines available online), to the Recycled Water Program (925- <br /> 931-5513). The Recycled Water Use Permit application and package shall be <br /> submitted concurrently with the building permit submittal and shall be <br /> conditionally approved by the Recycled Water Program prior to building permit <br /> issuance. Final approval by the Recycled Water Program is required before the <br /> start of recycled water service. Refer to PMC Section 14.06 for the regulations of <br /> recycled water use. <br /> TRAFFIC ENGINEERING DIVISION — 925-931-5677 <br /> 119. The plans submitted for construction shall include construction details for the <br /> following mitigation measures prescribed by the Traffic Impact Analysis prepared <br /> by Hexagon Transportation Consultants Inc. for the City of Pleasanton, dated <br /> April 25, 2018, and kept on file in the Planning Division of the Community <br /> Development Department: <br /> a. Prior to occupancy of the commercial building, the applicant shall construct a <br /> raised channel median at the intersection of Owens Drive and the Larkspur <br /> Landing Hotel driveway to prevent left turn movements from both the <br /> Larkspur Landing Hotel driveway on the north side of Owens Drive and the <br /> Tommy T's driveway on the south side of Owens Drive. <br /> b. Pay into the Traffic Impact Fund (TIF) to cover the City's expenses for any <br /> signal timing changes in the immediate vicinity as deemed necessary by the <br /> City's Traffic Engineer. <br /> c. Prior to occupancy of the commercial building, the applicant shall install ADA <br /> compliant ramps on both sides of Johnson Court and install a crosswalk. The <br /> final design shall be subject to the review and approval by the City's Engineer <br /> and the City's Traffic Engineer. (Project Specific Condition) <br /> 120. Prior to issuance of any construction permits, the applicant shall dedicate an <br /> eight-foot-wide mixed-use path easement along the entirety of the Owens Drive <br /> frontage to the satisfaction of the City Traffic Engineer and City Engineer. <br /> (Project Specific Condition) <br />
