BACKGROUND <br /> Bernal Corporate Park planned unit development (PUD) was approved on May 26, 1981 by the <br /> City Council under Ordinance No. 975. The PUD was modified in 1988 (PUD-80-02-8M) to <br /> conditionally permit religious facilities. The applicant is requesting approval of a CUP and DR <br /> approval to operate a religious facility within an existing building and construct related building <br /> and site improvements at 7139 Koll Center Parkway. The religious facility would provide a <br /> meeting place for the Blue Oaks Church congregants. The applicant currently provides <br /> services for its congregation at Foothill High School and seeks to locate these activities and <br /> other programs to the proposed location. As stated above, religious facilities are conditionally <br /> permitted within the Bernal Corporate Park and the subject applications are now before the <br /> Planning Commission for consideration. <br /> SITE AND AREA DESCRIPTION <br /> The Bernal Corporate Park consists of multiple parcels under separate ownership, with various <br /> commercial buildings connected by contiguous parking areas and internal drives. The subject <br /> site is a flat and fully developed approximately 1.6-acre parcel at the northeast corner of the <br /> Bernal Corporate Park. There is one approximately 19,415-square-foot, single-story, multi- <br /> tenant office building constructed on the subject site. There are 68 dedicated parking spaces <br /> on the subject site. The subject site and building are accessible from eight shared driveways <br /> off Koll Center Parkway. Figure 1 below shows an aerial photograph of the subject site and <br /> building. Bernal Corporate Park includes a mix of uses such as: professional offices, light <br /> manufacturing/industrial uses, private schools and retail/restaurant uses. Single-family homes <br /> are located approximately 900 feet to the north of the subject building.
