MINUTES <br /> ZONING ADMINISTRATOR <br /> Pleasanton, California <br /> Council Conference Room <br /> 200 Old Bernal Ave., Pleasanton <br /> Thursday, October 4, 2019 <br /> CALL TO ORDER <br /> The meeting was called to order at 2:30 p.m. by Ellen Clark, Zoning Administrator. <br /> Present: Dr. Nadia Malik, Fayyaz Malik Applicant's, Wafaa Almahamid <br /> Harsha Gandhi, Niraj Gandhi, Appellants <br /> Staff: Ellen Clark, Zoning Administrator; Jenny Soo, Associate Planner; <br /> Lea Frizzell, Senior Office Assistant <br /> P19-0130, Malik, ADU, 7218 Moss Tree Way <br /> Application to construct an approximately 480-square-foot Accessory Dwelling Unit <br /> above the existing garage on the east side of the existing two-story residence. <br /> Ms. Clark welcomed the applicant and public to the hearing, which is a continuance of the July <br /> 25, 2019, Zoning Administrator hearing. She asked Ms. Soo, the project planner, to give a brief <br /> update on the project. <br /> Ms. Soo briefly explained the project and stated that staff recommends approval subject to the <br /> conditions of approval. <br /> Ms. Soo noted that the applicant revised the proposed design after receiving feedback from the <br /> neighbors. These changes include a doubled staircase with privacy screen and shorter windows <br /> to mitigate privacy concerns. <br /> Ms. Clark asked Ms. Soo what additional design options were explored. Ms. Soo responded that <br /> the architect looked at putting the staircase inside the garage or putting it on the back side of the <br /> garage, but these alternatives did not appear to be feasible, and in any case, the neighbor had <br /> retained the same concerns regarding the second story addition. <br /> THE PUBLIC HEARING WAS OPENED. <br /> Ms. Clark invited the applicant to speak. <br /> Ms. Alamhamid, the architect for the applicants, spoke about various aspects of the project <br /> including modifications to the staircase, window location and window sizing for the proposed <br /> ADU. <br /> Ms. Clark invited any member of the audience to speak. <br />lso asked for the sun study to be revised to show the 8:00 a.m. time. <br /> As there was no further business, the Zoning Administrator adjourned the meeting at 10:33 <br /> a.m. <br /> Respectfully submitted, <br /> Jenny Soo <br /> Associate Planner <br /> P19-0130, Malik, 7218 Moss Tree Way Page 2 of 2 <br />less than 10 feet from <br /> our house!We had bought the house and paid the premium price in Pheasant Ridge community <br /> because among other reasons, we didn't want houses closely packed, this proposed <br /> construction is going to take that away from us. That is going to drastically affect our quality of <br /> life as well as property value. <br /> An updated design was submitted by the applicant to address some of the privacy issues we <br /> had raised. It seems in this design the width of the siding also encroaches a bit more into the <br /> setbacks on the side of the house. None of the other homes in our neighborhood have had large <br /> siding walls or overhangs like that put up and we are worried it would look out of place. <br /> During the design review hearing process it became very clear that no matter what we said or <br /> how it affected us, this was going to get approved. During the hearing we suggested an II <br />at its closest point,a larger setback than the standards would require.
