Niraj Gandhi, the neighbor residing at 7228 Moss Tree Way, next-door to the applicant, <br /> expressed his concerns with parking, the design of the ADU and how it affects the aesthetics <br /> of the neighborhood, the misrepresentation of the submittal and impacts on his home. <br /> Ms. Clark replied she will respond to specific questions and comments and the considerations <br /> that staff considered related to design. <br /> Mr. Gandhi continued to present objections to the project that centered around traffic, how the <br /> project fits into the existing neighborhood, parking, aesthetics (apartment complex feel), <br /> property value, re-sale value, sunlight impacts, limited view from the homes existing windows <br /> and how he will be forced to move if the project is approved by the City. <br /> Michael Moone, a neighbor residing at 7261 Huntswood Court spoke about how he was drawn <br /> to the layout of the community when he purchased his home, the visual impact of the ADU and <br /> his concern with regards to resale value. <br /> Vishant Gandhi, resident at 7228 Moss Tree way addressed the sunlight being blocked in his <br /> bedroom and bathroom and that his privacy would be compromised by the windows and <br /> staircase of the new proposed ADU. <br /> Ms. Alamhamid shared the sun study that was conducted on March 20, June 21, September <br /> 22, December 21 noting the time of day being 10:00 a.m., 12:00 p.m., 3:00 p.m. and 5:00 p.m. <br /> and the impacts of shadows on the next-door home. <br /> Dr. Malik addressed how she makes an extra effort to not park in front of her neighbor's home <br /> and shared that Mr. Gandhi had been trying to sell his home in the past. <br /> THE PUBLIC HEARING WAS CLOSED. <br /> The Zoning Administrator expressed that she was generally supportive of the design, material <br /> and location of the addition. However, recognizing the Gandhi family's concerns she <br /> suggested there may be opportunities to improve the design of the addition, , and continued <br /> the hearing to a later date to allow for design modifications to mitigate privacy issues, design <br /> concerns. That is going to drastically affect our quality of <br /> life as well as property value. <br /> An updated design was submitted by the applicant to address some of the privacy issues we <br /> had raised. It seems in this design the width of the siding also encroaches a bit more into the <br /> setbacks on the side of the house. None of the other homes in our neighborhood have had large <br /> siding walls or overhangs like that put up and we are worried it would look out of place. <br /> During the design review hearing process it became very clear that no matter what we said or <br /> how it affected us, this was going to get approved. During the hearing we suggested an II <br />at its closest point,a larger setback than the standards would require.
