<br /> The subject site is a regularly shaped 13,455-square-foot lot located on the southwest corner
<br /> of Moss Tree Way and Royal Creek Court. A public park (Fawn Hills Park) is located across
<br /> the street to the north of the project site. Figures 2 and 3 are an aerial view of the project site
<br /> and a view of the front of the home, respectively.
<br /> The existing 4,741-square-foot house includes a one-car (side-entry) and a two-car
<br /> (front-entry) garage, both located on the west side of the house. The one-car garage is within a
<br /> single-story portion of the house. An existing patio, including a substantial attached covered
<br /> porch structure, is located to the rear of the house and garage. Several evergreen trees are
<br /> located along the west and north property lines. The adjacent residence to the immediate west,
<br /> at 7228 Moss Tree Way, is located approximately 5 feet from the shared property line and 20
<br /> feet from the existing home at 7218 Moss Tree Way at its closest point, with the building
<br /> separation increasing towards the rear of the home.
