2,792 square feet. The additional 342 square feet included an office for the Library <br /> Director, along with a seating area and administrative support desk outside the <br /> Director's office. Although the 1999 remodel expanded the office area, the existing <br /> office area layout was not altered. <br /> There are no records of significant alterations to the library since 1999, although <br /> Operations Services Department staff has indicated that there have been ongoing <br /> investments in building upkeep and maintenance over the last 20 years. <br /> Unlike the 1999 renovations that only added 342 square feet to the existing staff office <br /> and storage area, the proposed project completely renovates the existing area, as well <br /> as expands it by 523 square feet, for a new total of 3,324 square feet. Attachment 2 <br /> shows the area of work as it fits within the floor plan of the entire library. Attachment 3 <br /> shows the floor plan of area of work, indicating the existing space and the area of <br /> expansion. <br /> The current library remodel project will relocate several walls within the expanded area <br /> and include all new finishes. It will upgrade the office and modular cubicle work areas <br /> for all LRD staff currently working in the space, as well as provide office space and <br /> modular cubicle work areas for the LRD staff that currently work within the modular <br /> building behind 200 Old Bernal. Although more staff will be located within the space, <br /> many of the seasonal items currently stored in the library facility will be relocated to a <br /> storage shed located outside the back door between the library and police station <br /> (shown on Attachment 4). The relocation of existing storage, along with lower-profile <br /> modular furniture, should lend a more open feel to the remodeled space. <br /> The relocation of staff from the modular building at 200 Old Bernal to the library will <br /> include the relocation of the public counter for customers seeking information or making <br /> transactions related to City recreation programs. The construction of this counter space <br /> at the library is included in this project and is designed to be a staffed counter <br /> accessible by the public from within the library. The two restrooms within the staff area <br /> will also be remodeled, bringing both into service (currently only one of the two <br /> bathrooms is in service). The restrooms will be renovated to comply with Americans <br /> with Disabilities Act requirements and will include new fixtures and finishes. The <br /> remodeled space is designed around standard furniture sizes that have been specified <br /> in a "Furnishings, Fixtures, and Equipment" package, but will be purchased separately <br /> from this construction contract (see Attachment 1 for budget). <br /> The 8.5 by 40-foot storage shed included in the project has been specified and is being <br /> purchased separately from the construction contract. The electrical connections to the <br /> shed required to run the HVAC system, as well as the concrete foundation pad and <br /> seismic and wind anchor points required when installing the shed, have not yet been <br /> fully designed. The amount of contingency for this contract, which is recommended at <br /> $165,000 (approximately 20 percent of the contract amount), includes funds to pay for <br /> items associated with installing the storage shed, in addition to normal contingency for <br /> unforeseen conditions discovered during construction.
