The applicant shall obtain, grant, and record private access, drainage, and utility easements <br /> across the project for the benefit of the project site (6455 Owens Dr., APN: 941-1315-2-2), the <br /> hotel site (5535 Johnson Dr., APN: 941-1315-4), and the furniture store (5525 Johnson Dr., APN: <br /> 941-1315-3) as determined by, subject to the review and approval by, and at a time determined <br /> by the Director of Engineering/City Engineer. (Project Specific Condition) <br /> 44. The applicant shall reconstruct curb, gutter and sidewalk along the Johnson Court frontage and <br /> any additional deficient sidewalk as determined by the Director of Engineering/City Engineer prior <br /> to issuance of the certificate of occupancy. (Project Specific Condition) <br /> 45. The applicant shall abandon all utility pipes and laterals in compliance with the City of Pleasanton <br /> Standard Specification and Details dated November 2016. The planting within the bioretention areas shall be designed and constructed in compliance with <br /> Appendix B, Plant List and Planting Guidance for Landscape-Based Stormwater Measures in the <br /> Alameda County Cleanwater Program's C.3 Stormwater Technical Guidance dated May 2, 2016 <br /> and as required by the City Landscape Architect. (Project Specific Condition) <br /> 47. The driveways shall be designed and constructed in compliance with current ADA requirements. <br /> (Project Specific Condition) <br /> 48. The applicant shall underground all new utility service connections to the new building(s) within the <br /> project at their expense prior to the issuance of the certificate of occupancy. (Project Specific <br /> Condition) <br /> 49. The applicant's California licensed civil engineer shall submit water and sanitary sewer calculations <br /> for the development with the first submittal of the improvement plans. The calculations shall provide <br /> for the water and sewer demand, impacts to existing water and sewer infrastructure, and proposed <br /> water and sewer improvements to address any impacts. (Project Specific Condition) <br /> 50. All on-site drainage inlets shall be marked with the words "No Dumping! Flows to Bay" or equivalent <br /> and shall be verified prior to the acceptance of the project. Maintenance of the storm drain inlet <br /> marking shall be included in the stormwater O&M Agreement. (Project Specific Condition) <br /> 51. The applicant shall enter into a "Stormwater Treatment Measures Inspection and Maintenance <br /> Agreement" for annual maintenance and reporting of the stormwater treatment system as depicted <br /> on the City-approved plans by the Director of Engineering/City Engineer. A signed copy of the <br /> agreement shall be provided to the City prior to the issuance of encroachment permit. The <br /> agreement shall be filed for record at the Alameda County Clerk-Recorder's Office at a time <br /> determined by the Director of Engineering/City Engineer. (Project Specific Condition) <br /> 52. The applicant's California licensed civil engineer shall prepare improvement plans that include the <br /> typical and special cross sections; existing and proposed sanitary sewer storm drain, and water <br /> improvements; grading; curb ramps, sidewalk, and driveways; subdrains; fire hydrants, repair or <br /> replacement of deficient frontage improvements; construction of frontage improvements; flood zone <br /> limits; seismic fault zone limits; existing and proposed easements; storm water pollution control <br /> plan; storm water management plan; and other details as determined by the Director of <br /> Engineering/City Engineer.
