Staff has worked with the applicant in designing the project architecture in a Craftsman style that <br /> meets the goals and policies of the DSP and the Downtown Design Guidelines as stated above. <br /> The proposed homes includes traditional Craftsman style details such as a blend of building <br /> materials, including horizontal lapped siding on the walls and vertical siding at the gable ends <br /> and dormers; tapered porch columns; and exposed wood knee braces. Staff finds the <br /> architecture to be generally consistent with the guidelines. The applicant has provided relief to <br /> the massing through articulation, gable roof forms, and window treatments on all building <br /> elevations that are appropriate for the neighborhood and that provide sufficient visual interest <br /> from the street. The revised neutral colors complement the existing homes in the area and the <br /> mix of cool and natural tones in the vicinity. <br /> Overall, staff believes that the architectural style of the buildings are attractive and appropriate <br /> for the Downtown and that the project, subject to the Conditions of Approval in Exhibit B, <br /> complies with the Downtown Design Guidelines. <br /> Building Massing and Height <br /> Within downtown residential districts, the Downtown Specific Plan supports development that <br /> is lower in height, up to two stories and 30 feet. As proposed, the three two-story homes would <br /> measure approximately 27-feet in height (measured from grade to the ridge) for Lots 1 and 2 <br /> and approximately 25-feet in height for Lot 3 and would be generally compatible with the <br /> one- and two-story properties on Stanley Boulevard. The project comparison chart in Exhibit D <br /> shows the proposed height is generally consistent with other adjacent and/or recently <br /> approved projects within the general area of the DSP. <br /> Photo simulations have been included within Exhibit B to illustrate the building massing and <br /> height along the street. One of the renderings showing the project view along Stanley <br /> Boulevard looking slightly west is included in Figure 5. In addition, as required by the <br /> Pleasanton Municipal Code, on August 3, 2019 the applicant erected story poles to <br /> demonstrate the height and massing of the homes; these are required to remain in place <br /> through the final Planning Commission and City Council hearings.
