Architectural Design
<br /> The approved Design Guidelines do not require any specific architectural style, rather they
<br /> simply require all new residences to be well designed and compatible with the styles of
<br /> residences in the surrounding area. In accordance with the approved Design Guidelines, the
<br /> proposed residence is a well-designed contemporary residence with characteristics of the
<br /> selected architectural style expressed on all sides and consistent throughout the design,
<br /> incorporates quality building materials, has a consistent scale and massing throughout the
<br /> design, and a texture and color palette that is compatible with other similarly designed
<br /> contemporary residences that exist to the west and south. The proposed residence
<br /> demonstrates materials that will provide a pleasing and harmonious exterior appearance such
<br /> as smooth cement plaster, marble veneer and Hardiplank horizontal siding in conjunction with
<br /> material transition points and horizontal/vertical wall plane articulation that will provide
<br /> sufficient architectural detailing. The proposed color palette is appropriate and are comprised
<br /> generally of earth tone colors rather than bright/vivid and/or stark white colors.
<br /> The approved PUD requires professionally rendered view analyses (photo simulations)
<br /> showing before/after views of the site at viewpoints selected by the Planning Division. The
<br /> required view analyses photo simulations are provided on Plan Sheet CS2 in Exhibit B to help
<br /> demonstrate the proposal's visibility from Foothill Road. The applicant has also installed story
<br /> poles to demonstrate the height and mass of the proposed residence (see Figure 7). The
<br /> proposed residence would be partially visible from the subdivision driveway entrance on
<br /> Foothill Road at the time of initial construction, as seen in View A (center photo) of the photo
<br /> simulations. However, after 10 years of landscape growth, the proposed residence would have
<br /> minimal visibility from this same vantage point as shown in Figure 8 below. The proposed
<br /> residence would also have limited to no visibility at other vantage points along Foothill Road,
<br /> which is also shown by the photo simulations in Exhibit B.
