Two of the surrounding lots have existing homes including a lot to the south and a lot uphill to <br /> the west. The surrounding lots have slopes comparable to the subject lot, existing mature <br /> vegetation, and those with existing homes are characterized by large building setbacks. The <br /> subject lot slopes uphill from Foothill Road with the grade increasing, approximately 93.5 feet <br /> across the property, as shown in Figure 2. Most of the existing trees on the lot are dispersed <br /> over the south and east sides of the lot; however, there are a few trees near the north side of <br /> the lot as well.
