Wheel stops shall be provided <br />unless the spaces are fronted by concrete curbs, in which case sufficient <br />area shall be provided beyond the ends of all parking spaces to <br />accommodate the overhang of automobiles. A curb shall not be installed <br />on the northern side of the parking lot. <br /> <br />29. <br /> <br />A minimum of 51 parking spaces shall be provided on site. No more than <br />40% of the parking spaces shall be compact. The parking spaces shall be <br />shown on the plans submitted for the issuance of building permits. <br /> <br />30. <br /> <br />All drive aisles shall be signed for no parking except in designated parking <br />areas. <br /> <br />31. No truck parking, loading, or unloading shall occur on Ray Street. <br /> <br />Landscaping, Gates, and Courtyard <br /> <br />32. The gates on the building shall remain unlocked during business hours. <br /> <br />33. <br /> <br />A fountain shall be provided in the center of the courtyard. A seating area, <br />for visitors, shall be provided in the courtyard. On the plans submitted for <br />the issuance of a building permit, the applicant shall provide an elevation <br />drawing of the fountain and seating area. The design shall be subject to the <br />review and approval of the Planning Director, prior to the issuance of a <br />building permit. <br /> <br />34. <br /> <br />As part of the project, the applicant shall remove the Modesto ash street <br />tree and shall install and maintain three 24-inch box Arizona ash trees in <br />the sidewalk area between the property line and the street. The planter <br />areas shall be six-feet long each. The planter areas shall be designed to be <br />as wide as possible, while still maintaining a four-foot wide sidewalk. The <br />location and design of the planter areas shall be subject to the review and <br />approval of the Planning Director prior to the issuance of a building permit. <br />The applicant shall provide tree grates around all street trees. The grates <br />shall match those installed around the street trees on Main Street. <br /> <br />35. <br /> <br />Prior to the issuance of a building permit, the property owner or applicant <br />shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping and open space areas included in this <br /> <br />PUD-30, Valley Park Associates, Conditions of Approval, 2/17/2004 Page 6 <br /> <br /> <br />
