project, including all street trees, will be maintained at all times in a manner <br />consistent with the approved landscape plan (as conditioned) for this <br />development. Said agreement shall mn with the land for the duration of the <br />existence of the structures located on the subject property. <br /> <br />36. <br /> <br />All proposed and required landscaping shall be irrigated. The site irrigation <br />design shall utilize low-volume drip, bubbler, or other water conserving <br />irrigation systems to maximize water conservation to the greatest extent <br />possible. The irrigation systems shall include a soil moisture, rain sensor, <br />or other irrigation efficiency device. The proposed type of irrigation <br />efficiency device shall be shown on the plans submitted for the issuance of <br />building permits. <br /> <br />37. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and <br />approved by Planning Director as part of the building permit plan sets prior <br />to issuance of a building or on-site permit. Said landscape plan shall be <br />consistent with the approved landscape plan plus any conditions of <br />approval, and shall be detailed in terms of species, location, size, quantifies, <br />and spacing. The landscaping and irrigation plans are subject to the review <br />and approval of the Planning Director. <br /> <br />38. <br /> <br />With the exception of the coral pink crape myrtle trees, the flowering pear <br />trees, and the Arizona ash trees, all trees used in landscaping shall be a <br />minimum of 15 gallons in size and all shrubs a minimum of 5 gallons in <br />size. The coral pink crape myrtle trees, the flowering pear trees, and the <br />Arizona ash trees shall all be a minimum of 24-inch box in size. <br /> <br />39. <br /> <br />Six-inch vertical concrete curbs shall be installed between all paved parking <br />lot areas and landscaped areas, not including the curb cut areas for the <br />bioswale and the northern side of the parking lot. <br /> <br />40. <br /> <br />The project developer shall provide root control barriers and four-inch <br />perforated pipes for parking lot trees, street trees, and trees in planfmg areas <br />less than ten feet in width, as shown on Exhibit A. <br /> <br />41. <br /> <br />Prior to occupancy, the landscape architect shall certify in writing to the <br />Planning Director that the landscaping has been installed in accordance <br />with the approved landscape and irrigation plans with respect to size, <br />number, and species of plants and overall design concept. <br /> <br />42. <br /> <br />For trees 201,206-219, 223-227, and 228-230, as shown in the tree report <br />prepared for the project by HortScience dated August 29, 2003, the <br />applicant shall comply with the tree preservation guidelines and <br /> <br />PUD-30, Valley Park Associates, Conditions of Approval, 2/17/2004 Page 7 <br /> <br /> <br />
