21. <br /> <br />property owner at 4153 Walnut Drive shall be responsible for the <br />maintenance of the redwood fence installed at 4153 Walnut Drive. <br /> <br />A retaining wall shall not be installed within 20 feet of the eastern property <br />line. <br /> <br />Lighting <br /> <br />22. <br /> <br />The project developer shall submit a final lighting plan for the exterior of <br />the building and for the parking lot for the review and approval of the <br />Planning Director prior to issuance of building permits. The lighting plan <br />shall be consistent with Section 20.36.110, "Commercial Buildings-- <br />Lighting", of the Pleasanton Municipal Code. The light standards in the <br />parking lot shall be designed to shine downward only and shall be of a <br />traditional design. The light standards in the parking lot shall be no more <br />than 12 feet in height and shall be located so as to minimize impacts on the <br />adjacent residences to the east. <br /> <br />Parking and Traffic <br /> <br />23. <br /> <br />The applicant may install a private parking only sign by the parking lot. <br />The design and location of the sign shall be subject to the review and <br />approval of the Planning Director, prior to installation. <br /> <br />24. <br /> <br />A curb shall not be installed on the northern side of the parking lot. Wheel <br />stops shall be provided in the northern most parking spaces. <br /> <br />25. <br /> <br />The parking lot shall be set back a minimum of 20 feet from the top of bank <br />of the Arroyo del Valle. <br /> <br />26. <br /> <br />The drive aisle widths shall be clearly shown on the plans submitted for the <br />issuance of a building permit. All drive aisles widths shall meet the <br />minimum requirements of Chapter 18.88 of the Pleasanton Municipal <br />Code. As determined by the Fire Marshall, some drive aisles may be <br />required to be painted and/or posted as fire lanes. <br /> <br />27. <br /> <br />All full-sized parking spaces shall be a minimum of 19' x 9' in size and <br />compact parking spaces shall be a minimum of 8' x 16' in size. Reductions <br />in parking space length up to a maximum of 2' shall be allowed so long as <br />adequate vehicle overhang is provided in front of each reduced-sized <br />parking space, as determined by the Planning Director. Each compact car <br />space shall be marked clearly with bold lettering no less than 8" in height <br />"Compact Car Only".
