exterior doors shall be subject to the review and approval of the Planning <br />Director, prior to the issuance ora building permit. <br /> <br />13. <br /> <br />The trellis over the eastern walkway to the central courtyard shall be either <br />be wood or shall be a recycled material which resembles wood. On the <br />plans submitted for the issuance of a building permit, the applicant shall <br />call out the trellis material on the plans. The material shall be subject to the <br />review and approval of the Planning Director, prior to the issuance of a <br />building permit. <br /> <br />14. The roof tower shall have exposed rafters. <br /> <br />15. No stucco molding or wood trim shall be located around the windows. <br /> <br />16. <br /> <br />If a railing on the handicap ramp is required, the railing shall be black <br />wrought iron. Disabled ramp requirements shall be installed in accordance <br />with the California Building Code. <br /> <br />17. <br /> <br />The applicant shall work with staff and the peer review design consultant to <br />articulate the front elevation wall and reduce its bulkiness by installing a <br />window, iron work, or tiles, or by taking other measures. <br /> <br />Public Art <br /> <br />18. <br /> <br />The developer is encouraged to work with the City's Civic Arts <br />Commission to provide public art for this site. <br /> <br />Fencing and Retaining Walls <br /> <br />19. <br /> <br />The applicant shall install a seven-foot tall pre-cast masonry wall along the <br />eastern property line. The design, location, and color of the wall shall be <br />shown on the plans submitted for the issuance of a building permit. The <br />design, location, and color of the wall shall be subject to the review and <br />approval of the Planning Director, prior to the issuance of a building <br />permit. <br /> <br />20. <br /> <br />If the property owners at 4161 and 4153 Walnut Drive give permission, the <br />applicant shall install a seven-foot tall solid redwood fence on the eastern <br />side of the proposed seven-foot tall pre-cast masonry wall. The design, <br />color, and location of the fence shall be subject to the review and approval <br />of the Planning Director, prior to the issuance of a building permit. The <br />property owner at 4161 Walnut Drive shall be responsible for the <br />maintenance of the redwood fence installed at 4161 Walnut Drive and the <br /> <br />PUD-30, Valley Park Associates, Conditions of Approval, 2/17/2004 Page 4 <br /> <br /> <br />
