o <br /> <br />10. <br /> <br />11. <br /> <br />12. <br /> <br />The roof tile shall be clay and shall either be "Rustic Smoke Blend #B333", <br />"Houstonian Blend #B332", or a similar color. The roof tile pattern shall <br />be a barrel style. The applicant shall write the proposed color and <br />manufacturer of the roof tiles on the plans submitted for the issuance of a <br />building permit and shall provide the Planning Director with a color and <br />material sample. The roof sample shall be subject to the review and <br />approval of the Planning Director, prior to the issuance of a building <br />permit. <br /> <br />All roof flashing, gutters, and downspouts shall be copper. The applicant <br />shall require that the building design professional annotate this requirement <br />on each plan sheet that the roof flashing, gutters, and downspouts are <br />shown for the issuance of a building permit. <br /> <br />Any proposed vents shall be stucco, wrought iron, or clay barrels. All <br />proposed vents shall be shown on the plans submitted for the issuance of a <br />building permit. The exterior design of the vents shall be subject to the <br />review and approval of the Planning Director, prior to the issuance of a <br />building permit. <br /> <br />The windows shall be casement windows with metal or wood frames and <br />shall be recessed at least five inches into the building wall. The glazing on <br />the windows shall be clear. The grids shall be metal or wood and shall be <br />designed such that the windows shall have tree divided lights. The windows <br />shall not have snap on grids separating the panes of glass. The window <br />frame material shall match the window grid material. On the plans <br />submitted for the issuance of a building permit, the applicant shall provide <br />a detailed window section showing the window details described in this <br />condition of approval. The fatal window details shall be subject to the <br />review and approval of the Planning Director, prior to the issuance of a <br />building permit. <br /> <br />The eastern elevation windows on the second floor, including the windows <br />in the stairwell tower leading to the second floor, shall be placed in a <br />manner such that no person looking out the windows can view a rear yard <br />of a residence on Walnut Drive. The fmal location of the second floor <br />windows shall be subject to the review and approval of the Planning <br />Director, prior to the issuance of a building permit. <br /> <br />The exterior doors shall be recessed at least five inches into the building <br />wall. The glazing on all glass doors shall be clear. On the plans submitted <br />for the issuance of a building permit, the applicant shall provide a detailed <br />door section showing the door details including the proposed materials.
