The applicant shall arrange for the <br />horticultural consultant to conduct a field inspection prior to issuance of <br />grading permits to ensure that all recommendations have been properly <br />implemented. The consultant shall certify in writing that such <br />recommendations have been followed prior to the issuance of a building <br />permit. <br /> <br />43. <br /> <br />Only trees 200, 202-205, 220, and 221-222, if entirely on the applicant's <br />property, shall be removed. A tree partially or entirely located on an <br />adjacent property shall only be removed if all owners of the tree give <br />permission for the tree's removal; otherwise, the tree shall be preserved. <br />All trees to be removed and preserved shall be clearly shown on the <br />landscaping plan. The applicant shall post cash, letter of credit, or other <br />security satisfactory to the Planning Director in the amount of $5,000 for <br />each tree required to be preserved, up to a maximum of $25,000. The cash <br />bond or security retained for one year following acceptance of public <br />improvements or completion of construction, whichever is later, and shall <br />be forfeited if the trees are destroyed or substantially damaged. <br /> <br />Signage <br /> <br />44. <br /> <br />The address on the monument sign shall be indirectly illuminated with <br />ground-mounted lighting with an illumination level of 1-foot candle. The <br />location and design of the light(s) shall be subject to the review and <br />approval of the Planning Director prior to the issuance of a building permit. <br /> <br />45. <br /> <br />The applicant may install the project name on the monument sign. The <br />letters for the project name shall be 6" raised bronze letters. The location of <br />the letters shall be subject to the review and approval of the Planning <br />Director, prior to installation. <br /> <br />46. <br /> <br />The seven-foot tall element shown on the monument sign on Exhibit A is <br />not approved. Prior to the issuance of a building permit, the applicant shall <br />remove this element from the plans. <br /> <br />47. <br /> <br />The stucco color and texture on the monument sign shall match the primary <br />stucco color and texture on the main building. <br /> <br />48. <br /> <br />Sprinkler heads located near the monument sign shall be directed away <br />from the monument sign so as to not spray water on the sign. <br /> <br />PUD-30, Valley Park Associates, Conditions of Approval, 2/17/2004 Page 8 <br /> <br /> <br />
