7. FITNESS BUILDING: Prior to issuance of building permits, the following changes shall be made <br /> to the proposed fitness building: <br /> a. Window placement and sizes shall be modified to create a more consistent window <br /> pattern. Window glazing patterns shall be simplified and made more uniform in pattern. <br /> b. The proposed entry feature shall include a cap element and detailing similar to the <br /> submitted renderings on sheet A-3.02. <br /> c. The horizontal window pop-out along the third floor of the south elevation shall be <br /> removed. <br /> d. The vertical, protruding building element on the south elevation should be reduced in <br /> scale, or modified in design to be less prominent. The element may be removed <br /> altogether if replaced with an appropriate alternative design element that adds <br /> articulation to this facade. (PROJECT SPECIFIC CONDITION) <br /> 8. APPLICANT DESIGN GUIDELINES: Any changes to the exterior of the buildings shall receive <br /> landlord approval prior to submitting to the City for building permit plan check and shall <br /> generally adhere to the guidelines included in the Landlord Architectural Guidelines, Exhibit F, <br /> prepared by Simon Properties, dated "Received" on April 17, 2019, and kept on file in the <br /> Planning Division of the Community Development Department. (PROJECT SPECIFIC <br /> CONDITION) <br /> 9. RETAINING WALL MATERIAL AND COLOR: Plans submitted for plan check shall include the <br /> proposed retaining wall heights, materials and color. Unless otherwise approved by the Director <br /> of Community Development, all retaining walls visible from the street shall be stucco or <br /> decorative in design. (PROJECT SPECIFIC CONDITION) <br /> 10. SHOPPING CART CORRALS: Plans submitted for plan check shall include the design of any <br /> proposed shopping cart storage corrals on-site and shall be subject to the review and approval <br /> by the Director of Community Development. The storage corrals/screening shall be designed to <br /> include complementary materials and colors consistent with the design of the center. <br /> (PROJECT SPECIFIC CONDITION) <br /> 11. SETBACKS: All buildings and building elements, excluding building projections as defined by <br /> Section 1884.120 of the Pleasanton Municipal Code, shall be set back a minimum of 12-feet <br /> from the back of the public sidewalk as shown on the Stoneridge Mall Road street Section A on <br /> the Preliminary Grading Plan within Exhibit B. (PROJECT SPECIFIC CONDITION) <br /> 12. PARKING: All future uses associated with this approval shall demonstrate that then-existing <br /> uses at the Stoneridge Mall, plus the new use proposed shall meet the minimum Pleasanton <br /> Municipal Code requirements for parking. (PROJECT SPECIFIC CONDITION) <br /> 13. CLIMATE ACTION PLAN: The project shall provide the Climate Action Plan (CAP) Measures <br /> identified in the CAP Checklist within Exhibit B, in accordance with the City's approved Climate <br /> Action Plan. <br /> 14. WINDOWS: Manufacturer type, design, material, and installation details for all windows within <br /> the project shall be specified for each unit/building in in the building permit submittal. Any <br /> proposed modifications shall be subject to review and approval by the Planning Division prior to <br /> issuance of building permits. <br /> 15. PAVING MATERIALS: The color, material, design, and product specifications for the paving <br /> materials used on-site shall be in substantial conformance with the Approved Plans and <br /> included with the building permit submittal.
