86. TRAFFIC SIGNAGE AND STRIPING —OFF SITE: All off site traffic related signage and striping <br /> shall be included in the improvement plans for review and approval by the City Traffic Engineer <br /> prior to permit issuance. <br /> 87. TRAFFIC IMPACT FEES: The applicant shall pay any traffic impact fees for the development as <br /> determined by the City Traffic Engineer. The fee shall be paid prior to building permit issuance. <br /> ENGINEERING DEPARTMENT — LAND DEVELOPMENT— 925-931-5650 <br /> 88. LOT LINE ADJUSTMENT: The applicant shall submit a lot line adjustment application to the <br /> Planning Division adjusting the lot lines of APN 941-1201-095-00 (1700 Stoneridge Mall Rd), <br /> 941-1201-094-03 (1008 Stoneridge Mall Road), and other lots, if needed, to ensure all proposed <br /> buildings do not cross property lines. The lot line adjustment shall be recorded prior to the first <br /> submittal of the building permit plans to the Building Division. (PROJECT SPECIFIC <br /> CONDITION) <br /> 89. PUBLIC SERVICE EASEMENT: The applicant shall dedicate a public service easement to the <br /> City to provide for access to the double check detector check(s) and the reduced pressure <br /> backflow device(s). (PROJECT SPECIFIC CONDITION) <br /> 90. PUBLIC AND PRIVATE EASEMENTS: The applicant shall dedicate and/or reserve public and <br /> private easements along the fire lane for emergency vehicle access and wet & dry private <br /> utilities. (PROJECT SPECIFIC CONDITION) <br /> 91. SANITARY SEWER: The sanitary sewer for the development shall be private and it shall be <br /> labeled "Private" on the improvement plans. (PROJECT SPECIFIC CONDITION) <br /> 92. STORM DRAIN: The storm drain system for the development shall be private and it shall be <br /> labeled "Private" on the improvement plans. (PROJECT SPECIFIC CONDITION) <br /> 93. WATER SYSTEM: The applicant shall install a double check detector check at both ends of the <br /> private water main. (PROJECT SPECIFIC CONDITION) <br /> 94. WATER SYSTEM: The applicant shall install reduced pressure backflow devices after the <br /> domestic and irrigation water meters in conformance with City Standard Drawing No. 708. <br /> (PROJECT SPECIFIC CONDITION) <br /> 95. WATER SYSTEM: The applicant shall locate the water meters within the landscape setback <br /> within Stoneridge Mall Road right of way and provide landscape screening for the double check <br /> detector check(s) and the reduced pressure backflow device(s). (PROJECT SPECIFIC <br /> CONDITION) <br /> 96. WATER SYSTEM: The development shall have a separate irrigation water meter based on the <br /> peak irrigation demand for irrigating the landscaping within the development. (PROJECT <br /> SPECIFIC CONDITION) <br /> 97. STONERIDGE MALL ROAD DEDICATION: The applicant shall dedicate public roadway right of <br /> way in fee or a public roadway easement for proposed improvements along the Stoneridge Mall <br /> Road frontage as shown in Exhibit B prior to the issuance of the encroachment permit. The <br /> requirement for dedication or easement shall be at the discretion of, and subject to review and <br /> approval of the Director of Engineering/City Engineer.
