Design <br /> 98. DESIGN PER CITY STANDARDS: All public improvements shall be designed in compliance <br /> with the City Standard Specifications and Details in effect at the time of the issuance of the <br /> encroachment or grading permit, whichever occurs first. <br /> 99. CONDITIONS OF APPROVAL: The Conditions of Approval shall be depicted on a plan sheet(s) <br /> in the improvement plans. <br /> 100. GEOTECHNICAL CONSULTANT— DESIGN CERTIFICATION: The applicant shall submit <br /> geotechnical report for review and approval prior to issuance of the encroachment or grading <br /> permit, whichever occurs first. The applicant shall comply with the recommendations of the <br /> project geotechnical report. The applicant's California licensed geotechnical engineer shall <br /> review and approve all foundation, retaining walls, drainage and geotechnical aspects of the <br /> final grading and improvement plans and shall certify on the plans or as otherwise acceptable to <br /> the Director of Engineering/City Engineer that the plans are in general compliance with the <br /> recommendations of the project geotechnical report. The applicant shall bear all costs for work <br /> related to this condition by their geotechnical engineer. <br /> 101. HYDROLOGIC AND HYDRAULIC CALCULATIONS: The applicant's California licensed civil <br /> engineer shall submit a detailed hydrologic and hydraulic study for the design storm event as <br /> provided for in the City's Design Guide dated 1984 with the first submittal of the improvement <br /> plans to the Engineering Department subject to the review and approval of the Director of <br /> Engineering/City Engineer. <br /> 102. IMPROVEMENT PLANS: The applicant's California licensed civil engineer shall prepare <br /> improvement plans that include the plan and profile of all proposed streets; typical and special <br /> cross sections; existing and proposed sanitary sewer storm drain, and water improvements; <br /> grading; curb ramps, sidewalk, and driveways; subdrains; fire hydrants; street lights; repair or <br /> replacement of deficient frontage improvements; construction of frontage improvements; flood <br /> zone limits; seismic fault zone limits; existing and proposed easements; existing and proposed <br /> lot lines; storm water pollution control plan; storm water management plan; and other details as <br /> determined by the Director of Engineering/City Engineer. <br /> 103. DUST CONTROL PLAN: The applicant shall submit a written dust control plan or procedure <br /> with the first submittal of the grading and improvement plans to the Engineering Department <br /> subject to the review and approval of the Director of Engineering/City Engineer. <br /> 104. STREET LIGHTING SYSTEM: The applicant shall be responsible for the installation of the <br /> street lighting system serving the development. The street lights shall be LED units mounted on <br /> galvanized steel poles with poured in place bases, on the LS-1C schedule per City requirements <br /> and PG&E standard details, unless otherwise specifically approved. The lighting system design <br /> shall conform to the Illuminating Engineering Society (IES). Approval for the number, location, <br /> and type of electroliers shall be reviewed and approved by the Director of Engineering/City <br /> Engineer. <br /> 105. CURB AND GUTTER: The applicant shall construct vertical Portland cement concrete (PCC) <br /> curb and gutter on proposed public streets within this development in compliance with the City <br /> Standard Specifications and Details in effect at the time of the issuance of the encroachment or <br /> grading, whichever occurs first, unless otherwise approved by the Director of Engineering/City <br /> Engineer. <br /> P18-0340 Planning Commission <br /> Page 15 of 20 <br />during the <br /> construction phase of the project.
