Community Development, additional conditions and/or restrictions may be imposed by <br /> the Director of Community Development, such as requiring Chabad of the Tri-Valley to <br /> revise its schedule and/or reduce the number of people attending the events so the <br /> demand for parking does not exceed the number of available parking spaces at St. <br /> Clare's parking lot. <br /> 24. Use of the shared parking lot shall conform to the terms of any shared parking <br /> agreement between St. Clare's and Chabad of the Tri-Valley. When the shared parking <br /> agreement expires or if it is terminated prior to expiration, Chabad of the Tri-Valley shall <br /> obtain City approval to provide the required parking for its own uses. <br /> 25. Chabad of the Tri-Valley shall secure additional off-site parking for activities/events <br /> where parking demand would exceed the 65 available on-site parking spaces. Said off- <br /> site parking shall be secured prior to holding the activities/events. The off-site parking <br /> shall be subject to the review and approval by the Director of Community Development. <br /> All applicable city permits shall be obtained prior to using the off-site parking. <br /> 26. Prior to opening of the childcare/preschool, Chabad of the Tri-Valley shall obtain a <br /> license from California Department of Social Services, and a City of Pleasanton <br /> Business License to operate such business. <br /> 27. The applicant shall place dirty diapers in airtight bags before depositing the diapers in <br /> the trash bin. <br /> 28. The existing building shall be repainted prior to final inspection of the tenant <br /> improvements. Chabad shall provide color sample, if different from the existing building <br /> colors, to the Director of Community Development for review and approval. <br /> 29. The existing banner on the east side of the building did not receive prior approval by the <br /> City and shall be removed when this conditional use permit approval becomes effective. <br /> Any new exterior signage requires sign design review approval by the City prior to <br /> installation. <br /> 30. The landscape plan shall be revised to incorporate a plant palette that corresponds with <br /> the planting shown in the plan, and landscape and other outside areas shall be <br /> maintained in a clean and orderly manner at all times. <br /> 31. Chabad of the Tri-Valley shall submit details of any proposed exterior lights to the <br /> Director of Community Development for review and approval prior to installation. <br /> Exterior lights shall be shielded to reduce light spillage/glare onto adjoining properties. <br /> 32. Representatives of Chabad of the Tri-Valley shall regularly inform all users of the <br /> site/building, including synagogue members, childcare facility/preschool patrons, and <br /> the public attending any events/gatherings to be respectful of neighbors and to be quiet <br /> when entering or leaving the parking area. <br /> P16-0288 and P16-188, 3370 Hopyard Road City <br /> Council <br /> Page 5 of 10 <br />
