Although some of these <br /> changes respond to comments provided and are an improvement on the prior submittal, staff <br /> believes there are additional opportunities to improve the building design, and has suggested a <br /> number of refinements in Condition of Approval 7, including simplifying and modifying the <br /> window glazing to be consistent throughout the building, removing the horizontal window <br /> pop-out element along the third floor of the south elevation, and adding cap detailing to the top <br /> of the proposed entry feature similar to what is shown in the submitted renderings. <br /> As conditioned, staff supports the overall building designs for the proposed development for <br /> the following reasons: <br /> • The architectural theme of the proposed development incorporates design elements <br /> found locally, such as stucco, brick, stone masonry, faux wood accents, various awning <br /> styles and materials, cornicing, covered entries, and varying roof heights. <br /> • Common design elements of materials, design details, and forms visually link the <br /> individual buildings while each building has a unique design. <br /> P18-0340, Stoneridge Shopping Center Planning Commission <br /> 11 of 17 <br />ucco, patterned <br /> brick treatments with wood and metal accents, as well as detailing and banding integrated into <br /> building walls as separate components, thereby creating variation and interest in the wall <br /> surfaces. Within the C-R zoning district, there are no height limitations; however, the <br /> Development Agreement restricts the height of all future buildings to not to exceed the height <br /> of the tallest existing department store, which is currently 68 feet. In the interim, the <br /> applicant will leave the existing Stoneridge Mall Road street section as-is and create an interim <br /> 20-foot landscape area between the existing curb and the new sidewalk as shown in Figure 5. <br /> The applicant will be required to dedicate the land or provide public easements over the land in <br /> the future, when the additional Stoneridge Mall Road improvements move forward.
