As stated above, there are 207 on-site parking spaces on the entire property including 133 <br /> standard-sized spaces, 70 tractor-trailer-sized spaces, three accessible spaces and one <br /> grade-level loading space. The proposed use would only utilize Building A and the surrounding <br /> loading and parking areas. Accordingly, of the available parking inventory, the proposed use <br /> would have exclusive access to 148 on-site parking spaces including 112 standard-sized <br /> spaces, 33 tractor-trailer-sized spaces, two accessible spaces and one grade-level loading <br /> space. All delivery vehicles (16-foot and 53-foot) would be loaded, unloaded and/or parked at <br /> any of the available tractor-trailer or grade-level loading spaces adjacent to Building A as <br /> shown on Exhibit B. All other vehicles, specifically employee vehicles, would park in any of the <br /> available standard or accessible spaces toward the front of the subject site. <br /> Some additional notes on daily operations for the proposed use include: <br /> • As shown on Exhibit B, all delivery vehicles (16-foot and 53-foot) would enter/exit the <br /> subject site from the driveway off Sunol Boulevard. Exhibit B also provides turning <br /> templates to show how delivery vehicles would access to loading/unloading spaces <br /> adjacent to Building A; <br /> • During loading and unloading activities, all delivery trucks would be parked with their <br /> engines turned off. No idling would be permitted. No reverse beeping sounds would be <br /> permitted between the hours of 6:00 p.m. and 8:00 a.m.; <br /> • All inbound delivery routes would occur via 1-680 and Sunol Boulevard northbound while <br /> all outbound delivery routes would occur vial-680 and Sunol Boulevard southbound; <br /> • No outdoor storage would be permitted; and <br /> • The existing on-site trash enclosure/compactor at the rear of Building A would continue <br /> to be utilized. <br /> As indicated in Exhibit B, the current property owner has already completed a number of site <br /> and interior/exterior building (Building A) modifications to improve functionality and/or to meet <br /> current code standards. Accordingly, the applicant is not proposing any additional site or <br /> exterior changes to Building A. The additional proposed interior changes to Building A are only <br /> minor in nature and consist of some cold-storage and inventory racking changes within the <br /> warehouse portion of Building A. <br /> Please see the attached narrative and project plans (Exhibit B) for additional information on the <br /> proposed use. <br /> STAFF REVIEW/ANALYSIS <br /> Conditional uses are those uses which, by their nature, require special consideration so that <br /> they may be located properly with respect to the objectives of the Municipal Code and with <br /> respect to their effects on surrounding properties. In order to achieve these purposes, the <br /> Planning Commission is empowered to approve, conditionally approve, or deny applications <br /> for CUPs. <br /> Land Use <br /> The subject parcel has a General Plan land use designation of General and Limited Industrial <br /> and is zoned I-P District. Warehouse and distribution facilities occupying a tenant space <br /> greater than 75,000 square feet are conditionally permitted in this district.
