permitted within the I-P District with the Planning Commission's approval of a CUP. While <br /> similar uses occupied the subject location with an approved CUP (UP-82-13) from <br /> approximately 1982 until 2017, since there has been a lapse of occupancy for more than one <br /> year, a new CUP is required pursuant to Pleasanton Municipal Code (PMC) Section <br /> 18.124.100.B. <br /> SITE AND AREA DESCRIPTION <br /> The subject parcel is a flat and fully developed approximately 11.34-acre parcel on the west <br /> side of Sunol Boulevard between Valley Avenue and 1-680, adjacent to Thermo-Fisher, <br /> U-Haul, and Berlogar Stevens & Associates. There are two buildings constructed on the <br /> subject site. The subject building, also referred to as Building A in Exhibit B, is located centrally <br /> along the northern side of the subject site and is approximately 90,629 square feet in area. <br /> Building B as identified in Exhibit B is located at the southwest corner of the site and is <br /> approximately 7,620 square feet in area. Under the previous Proficient Food Company and <br /> MBM Customized Foodservice Distribution uses, Building A served as the office/food storage <br /> and distribution facility while Building B was utilized for vehicle maintenance functions. <br /> Under this proposal, T.A.E.C., LLC would only occupy the entirety of Building A and the <br /> surrounding loading and parking areas as delineated in Exhibit B. Building B and the adjacent <br /> parking areas as delineated in Exhibit B are not part of this proposal, although there may <br /> ultimately be some shared use of driveway areas for vehicle circulation. There are 207 on-site <br /> parking spaces on the entire property for both buildings including 133 standard-sized spaces, <br /> 70 tractor-trailer-sized spaces, three accessible spaces and one grade-level loading space. <br /> The subject site and buildings are accessible from a single driveway off Sunol Boulevard. <br /> Figure 1 below shows an aerial photograph of the subject site and buildings. The surrounding <br /> area comprises a mix of uses such as: professional offices, light industrial uses, warehousing <br /> uses, cemeteries, and residential uses, including single-family homes in the Canyon Oaks <br /> neighborhood located approximately 100 feet to the west of the subject site, across the <br /> Alameda County Transportation Corridor (ACTC). <br /> PROPOSED PROJECT <br /> The proposed food-service warehouse and distribution facility would provide general office <br /> space and food storage and distribution facilities for T.A.E.C., LLC employees and their <br /> customers (generally restaurants and fine grocers). The facility (Building A as shown on Exhibit <br /> B) would operate six days a week, Mondays through Saturdays, 24 hours a day. The applicant <br /> is proposing a maximum of 80 employees on-site at any given time.
