<br /> The applicant has made an effort to retain all trees on site and does not propose any tree
<br /> removal as seen in the Arborist Report attached, Exhibit C. Additionally, an extensive
<br /> landscape plan is proposed which includes planting approximately 52 trees in addition to other
<br /> shrubs and ground cover. The proposed landscaping, once matured, will soften the mass of
<br /> the proposed house and provide a landscape buffer to help screen the proposed residence
<br /> from Foothill Road. The project plans include photo simulations (3 different views) from Foothill
<br /> Road with the proposed residence and indicating one-and ten-year growth of the landscaping
<br /> from all three views. View 2 (10-year growth) is shown in Figure 5 below.

<br /> The subject lot offers a number of challenges due to its steep slopes. The approved Design
<br /> Guidelines provide direction on permissible building design which is intended to promote
<br /> development that complements the natural environment and neighboring residences and also
<br /> promote development that is compatible with the hillside terrain and minimizes visual impacts
<br /> from below (i.e., from Foothill Road). The proposed development is consistent with the Design
<br /> Guidelines and is sensitive to its hillside setting. Specifically, the layout of the development
<br /> avoids flat pad construction, follows the existing contours on the lot, and steps with the hillside
<br /> as seen on Sheet A9 of the plans and below, in Figure 6.
