<br /> The applicant proposes to construct an approximately 7,104-square-foot single-family
<br /> residence with attached 850-square-foot garage and detached 1,200-square-foot Accessory
<br /> Dwelling Unit within the approved building envelope toward the north side of the lot. As
<br /> outlined further below, the proposed home will have large setbacks, maintain existing trees on
<br /> the lot, and proposes an extensive landscape plan. The proposed residence incorporates a
<br /> variety of materials including stucco, stone, precast concrete, barrel tile roofing, and cool metal
<br /> roofing. Additional details of the proposed project are provided in the attached project plans,

<br /> ANALYSIS
<br /> Consistency with Zoning District Regulations
<br /> The PUD that approved the subject lot indicates standards for development on the subject lot
<br /> (which are also consistent with the WFRCOD). Table 1 , below, is a comparison of the
<br /> development standards and proposed development. The proposed development standards for
<br /> the main residence meet the standards in all respects. In addition to the standards below, the
<br /> Design Guidelines outline a number of requirements for development which are also all met as
