As detailed in the report, staff and the Commission concluded that the proposed siting <br /> of the new dwelling and proposed landscaping is appropriate for the subject property, is <br /> consistent with the streetscape, helps mitigate the scale of the proposed development, <br /> and relates well to the site and neighborhood. Additionally, the proposed dwelling is <br /> well-designed and is compatible with other residential development near this site. The <br /> Planning Commission found the development substantially conforms with the NSSP. <br /> PUBLIC NOTICE <br /> Notice of this application was sent to surrounding property owners and tenants within a <br /> 1 ,000-foot radius of the site and published in the newspaper. The noticing map is included <br /> as Attachment 2c. At the time this report was published, staff has not received any public <br /> comments. <br /> ENVIRONMENTAL ASSESSMENT <br /> This project is exempt from environmental review pursuant to the California <br /> Environmental Quality Act Guidelines (CEQA), pursuant to Section 15182, Projects <br /> Pursuant to a Specific Plan. <br /> CONCLUSION <br /> The Planning Commission reviewed the subject proposal in accordance with the North <br /> Sycamore Specific Plan and found the proposal is consistent with its regulations and <br /> design guidelines, and that the architectural style and design of the home are <br /> appropriate for the North Sycamore Specific Plan Area.
