The proposal includes the removal of 28 trees (16 of which are currently dead) including <br /> one heritage tree. The dead trees proposed for removal are perimeter redwood trees <br /> that were required to be planted in conjunction with the 2014 approval of a water tank <br /> (PCUP-205). The GMO currently allows a total of 235 Growth Management Unit <br /> Allocations (GMUAs) to be issued per year. The subject lot has an existing single-family <br /> residence and thus one GMUA allocated to it. The proposal is to convert that existing <br /> single-family residence into an ADU and build a new residence. As such, the net <br /> increase on the lot is one ADU. Pursuant to the GMO and Pleasanton Municipal Code <br /> Section 18.106.030(A), ADUs are not counted in residential density calculations and do <br /> not require a GMUA. <br /> DISCUSSION <br /> The project's proposed land uses conform to the NSSP's PUD-Agriculture Land Use <br /> Designation for the project site. A detailed analysis and discussion of the proposed <br /> project including discussion of consistency with the NSSP and zoning, site design, <br /> building design, landscaping, fencing, and geotechnical review is included in the <br /> attached Planning Commission agenda report, Attachment 2. <br /> Page 4 of 5 <br />
