Pleasanton Century House Assessment Report <br />March 30, 2019 <br />Page 6 <br />There does not appear to be a telecom system for this building. No data or voice jacks <br />were observed. Not modems, routers, or other telecom equipment was found on premises. <br />Fire Life Safety /Fire Alarm <br />There is no existing fire and life safety system installed. The existing fire extinguishers are <br />not accessible. Requirements for new systems will be based on theintended use of the <br />space and requires further discussion to determine specific components. <br />Cost Estimate <br />As indicated on the attached estimate, at this time we anticipate the total project cost to be <br />on the order of $2.4M to provide all the required upgrades to the facility, while maintaining <br />access just to the ground floor. To provide full access to the existing facility (First and <br />Second Floor) will require the installation of an elevator. The additional improvements on <br />the second floor and the elevator bring the total project cost for this option to roughly <br />$3.OM. In order to increase programming at the facility, further improvements can be <br />made which will make the facility more flexible and about to accommodate a wider range <br />of activities. These are presented as Option C and has a projected cost of approximately <br />$3.5M. These costs includes construction, design, FFE and other soft costs associated <br />with the project. <br />Attachments <br />1. Existing Floor Plan and noted areas of improvements <br />2. Estimate of Probable Project Cost <br />Recommendations <br />The existing Century House appears at first glance to be a stately older structure and an <br />asset in the community. Closer inspection, unfortunately reveals a different story. The <br />existing building is not in good condition and will require significant improvements just to <br />return it to its former use. Any suggested modifications to programming to be <br />accomplished at the facility will involve additional modifications. <br />The cost of renovating the existing facility, when compared to the cost of constructing a <br />new, more efficient building on this site seems prohibitive. However, it is understood that <br />the building has historical significance to the community, and replacement is probably not <br />a viable solution.
