Pleasanton Century House Assessment Report <br />March 30, 2019 <br />Page 5 <br />Mechanical <br />The existing mechanical equipment, ductwork, registers and controls are not compliant for <br />a non-residential facility. All equipment is recommended to be replaced with new systems <br />and materials appropriate for the proposed use of the facility. <br />Plumbing <br />The existing plumbing fixtures, piping and water heater are not compliant for a non- <br />residential facility. All equipment is recommended to be replaced with new systems and <br />materials appropriate for the proposed use of the facility. <br />Electrical <br />In general, the electrical distribution systems appear to be in a general state of disrepair. <br />This approximately 2,400SF building area. has a 120/240 volt, single-phase, 3 -wire service <br />with a combined total of 125 amps of service disconnects, plus a 60 -amp sub panel. This <br />equates to an average capacity of about 13 watts per SF, which is toward the lower end of <br />the 15-20 watts per SF. range typically provided for commercial buildings. The.PG&E <br />meter assembly and service entry,appears to be in serviceable condition. The vegetation <br />in front should be cleared for proper access. For new commercial use, it is recommended <br />to upgrade the service and main circuit breaker assembly: 200A (amp) single phase <br />service minimum. <br />Visible branch circuit wiring appeared to be Romex style, insulated free air wiring. There <br />were several instances where the insulation on the wiring could be seen deteriorating, <br />exposing the conductors. The recommendation would be removing and replacing all wiring <br />and branch circuit devices throughout the structure. A typical commercial project would <br />include all wiring to be protected in conduit. The proposed re -wiring of the facility may <br />involve the use of romex, MC cable or emt conduit depending on City Building Official <br />input. <br />The building -mounted incandescent and fluorescent lighting fixtures are located throughout <br />the building. None of the light fixtures are period for the original construction of the <br />structure. There are no CA Title 24 lighting controls installed. There is no emergency <br />egress lighting installed and there are no exit signs located throughout the space. Exterior, <br />building -mounted incandescent, fluorescent and halogen lighting fixtures are located <br />around the perimeter of the building, but operation. could not be confirmed during the <br />daytime observation. Based on location of the fixtures, it is believed that illumination levels <br />around the exterior of the building would not be adequate.
