Fi•ure 4: Existin• 7-Eleven Store view Ho• and Road <br /> Wow A <br /> •,mow ��...�' � �, � . fir,. <br /> 111. <br /> s .. <br /> 4124i, <br /> ! -t., <br /> •1r <br /> k_ �rAl1! ► 1 .. <br /> 1 <br /> '.141111W ri, <br /> _ . <br /> __ _ <br /> PROJECT DESCRIPTION <br /> The project proposal consists of the following components: <br /> Entitlements: <br /> • Planned Unit Development (PUD) development plan and rezoning from C-N to PUD-C <br /> for the proposed development; and <br /> • Conditional Use Permit to operate a self-service station with a drive-through car wash <br /> and convenience store with the sale of alcoholic beverages <br /> Building: <br /> • Demolish existing on-site buildings and structures including: <br /> o 1,962-square-foot auto service building; <br /> o 1,972-square-foot fuel station canopy; and <br /> o 2,224-square-foot 7-Eleven convenience store. <br /> • Construct the following new buildings and structures: <br /> o An approximately 1,290-square-foot drive-through car wash building; <br /> o An approximately 3,311-square-foot fuel station canopy, which would be located <br /> over reconstructed pump islands with two additional fuel pumps for a total of six <br /> fuel pumps (12 dispensers); <br /> o An approximately 3,034-square-foot 7-Eleven convenience store; and <br /> o New trash enclosure. <br /> • Install new building and site signage. <br /> Operation: <br /> • Cease operation of the existing smog check business; <br /> • Operate a 24-hour convenience store with the sale of alcoholic beverages; <br /> • Maintain operation of the existing 24-hour self-service fuel station; and <br /> • Operate a self-service drive-through car wash from 7 a.m.-10 p.m. <br /> The applicant estimates there would be one employee per shift. <br /> PUD-134/P18-0334/P18-0332, 3760 and 3790 Hopyard Road Planning Commission <br /> Page 5 of 20 <br />isle connects the <br /> 7-Eleven site to the church site located to the immediate south.
