Site Development: <br /> ■ Widen the existing driveways for the Shell fuel station on West Las Positas <br /> Boulevard and the southernmost driveway on Hopyard Road from 35 feet to 45 feet; <br /> ■ Eliminate the existing driveway from Hopyard Road to the existing 7-Eleven store; <br /> ■ Eliminate the existing drive aisle connecting the 7-Eleven site to the adjoining church <br /> property to the south; <br /> ■ Remove landscaping between the Shell station and 7-Eleven sites and install new <br /> landscaping throughout the combined project site; <br /> ■ Modify on-site circulation and install 17 parking spaces; and <br /> ■ Modify underground fuel storage tanks for diesel fuel. <br /> Not included in this application is the lot merger, for which the applicant proposes to file an <br /> application after the PUD and rezoning hearings. <br /> Signs are shown on the building elevations, and on the canopy. Although not discussed in <br /> depth in this staff report, staff has concerns regarding the design of the proposed signs and will <br /> work with the applicant separately to resolve these items before the proposal is brought back <br /> to the Planning Commission. <br /> Additional detail on the project is provided as follows: <br /> Site Plan (see Figure 5) <br /> The existing buildings and the fuel canopy would be demolished. The proposed <br /> convenience store would be located at the southwest corner of the parcel; the new fuel <br /> canopy would be located in a similar location as the existing canopy; and the car wash <br /> would replace the existing smog check building. <br /> A total of 17 on-site parking spaces are proposed for the project: Nine stalls to be located in <br /> the front of the convenience store; Six stalls to be located on the east side of the car wash; <br /> and two to be located next to the landscaped area adjacent to the corner of <br /> West Las Positas Boulevard and Hopyard Road.
