Other commercial and office uses are to the north and east. <br /> Residential uses are beyond the commercial use (Val-Vista shopping center with Lucky <br /> supermarket) to the north and northwest. <br /> The existing Shell fuel station contains four fuel pumps (eight dispensers) under a canopy <br /> that is approximately 1,972 square feet and an auto service building of approximately <br /> 1,962 square feet. Access to the Shell station property is presently provided by three <br /> driveways, two from Hopyard Road and one from W. Las Positas Boulevard. The existing <br /> 7-Eleven building, which is located on a separate parcel to the south of the fuel station is <br /> approximately 2,224 square feet in area. Access to the 7-Eleven store is provided by a <br /> driveway from Hopyard Road. Additionally, an existing internal drive aisle connects the <br /> 7-Eleven site to the church site located to the immediate south. A total of 13 parking spaces <br /> are available on the Shell station property and a total of 6 parking spaces are on the <br /> 7-Eleven property.
