<br /> Should the proposed triangular-shaped building be revised to a rectangular-shaped building
<br /> oriented perpendicular to Hopyard Road, and to eliminate the loading space?
<br /> On-Site Circulation
<br /> As proposed, the existing internal drive aisle between the project site and the site to the
<br /> south would be eliminated. This change would address adjoining property owner's
<br /> concerns of trespass and unauthorized use of its property for convenience store loading.
<br /> Further, there is no existing access easement between the two properties, and the
<br /> applicant believes it would be difficult to secure such an easement. Staff agrees with the
<br /> elimination of this drive aisle, since adequate access to the site is available, and eliminating
<br /> the drive aisle allows for a superior design in terms of placement of the building,
<br /> landscaping, and pedestrian access from Hopyard Road.
