7-Eleven Building Configuration <br /> The proposed 7-Eleven store would be located approximately 37 feet from the <br /> Hopyard Road property line and would have a loading area adjacent to Hopyard Road. The <br /> applicant indicated that the triangular building shape maximizes the building's <br /> visibility/exposure to motorists and/or pedestrians along Hopyard Road and prefers it to a <br /> rectangular-shaped building oriented perpendicular to Hopyard Road. Staff recommended <br /> the applicant make the following changes to the site plan, with the goal of improving the <br /> quality and attractiveness of the street frontage: <br /> ■ Revise the triangular-shaped building to a rectangular-shaped building oriented <br /> perpendicular to Hopyard Road, and bring the east face of the building closer to <br /> Hopyard Road; and <br /> ■ Eliminate the loading area between the 7-Eleven building and Hopyard Road and <br /> replace it with landscaping. <br /> The applicant stated that based on their experience, they believe the proposed site layout <br /> is superior to what is recommended by staff. The applicant also stated that a designated <br /> on-site loading area is needed to accommodate multiple weekly deliveries. Staff does not <br /> support the proposed location of the loading area and recommends that the applicant <br /> redesign the project to incorporate the loading area away from the street frontage or <br /> eliminate it altogether, in order to allow for additional landscaping in this area and improve <br /> the street frontage. Staff notes that the existing 7-Eleven stores at the Valero station on <br /> Santa Rita Road and in the Valley Plaza Shopping Center do not have designated loading <br /> areas and instead utilize the existing parking spaces and/or drive aisles for deliveries.
