Hence, the site has two "front yards" and two "rear yards." The proposed <br /> building setbacks and heights meet the requirements of the C-N district. The FAR of the <br /> proposed development is approximately 11 percent, which is less than the maximum <br /> allowed (30 percent) FAR. Although the canopy would be within the 20-foot front yard <br /> setback, it would be located farther way from Hopyard Road than the existing structure <br /> (8 feet, rather than four feet).
