The Commission may also comment and provide direction on topics that are not <br /> included in this list. <br /> Rezoning <br /> The subject properties, comprising two separate parcels, are zoned C-N District. An existing <br /> 7-Eleven convenience store, with alcoholic beverage sales, operates on the southern parcel. <br /> The northern parcel is currently occupied by a self-service gas station and an automobile smog <br /> check business. <br /> As proposed, the smog check business would cease operation and the fuel station and <br /> convenience store would continue to operate on a merged parcel with the addition of a new <br /> drive-through car wash use. The C-N District does not allow service stations combined with a <br /> drive-through car wash or with a convenience market; however, standalone gas stations and <br /> convenience stores are permitted in the C-N district, subject to a conditional use permit. Car <br /> washes are not a permitted use. <br /> In addition, the non-PUD zoning districts where a service station with convenience store is <br /> allowed do not allow the sales of alcoholic beverages.
