Project Components <br />The project includes two main components: 1) a gated residential subdivision, which would <br />include 31 lots located between Devaney Creek and Dublin Canyon Road, and two additional <br />lots with new homes to replace the existing homes at 11033 and 11021 Dublin Canyon Road, <br />located on the northeast side of the project site; and 2) construction of a new EBRPD staging <br />area and access road, with dedication of approximately 70.3 acres to the EBRPD for open <br />space. An additional approximately 37.6 acres would be open space owned by the <br />Homeowners Association; and another 5.8 -acre open space parcel along Devaney Creek <br />would be retained by the Lester family. The proposed site plans are shown in Figure 3 and <br />included in Exhibit B. The Shriners portion of the <br />project site, located along the northern, lower portion of the site closest to Dublin Canyon <br />Road, would include Lots 1-7. Lots 8-31 would be located further south on the project site. <br />Two new lots and homes (Lots 32 and 33) would replace the Lester family's two existing <br />single-family residences at 11033 and 11021 Dublin Canyon Road; these lots are intended to <br />be retained by the Lester family, separate from the remainder of the development, and would <br />be situated on the northeast side of the project site, adjacent to Dublin Canyon Road. <br />The key project features for the residential portion are summarized as follows: <br />• Lots 32 and 33 would be the largest of the proposed lots at 27,875 square feet and <br />37,706 square feet, respectively. The remaining 31 lots would vary substantially in size, <br />from just over 7,200 square feet to 20,592 square feet. <br />• A single, gated, entry road from Dublin Canyon Road would provide regular, <br />non -emergency access to the development and end in two cul-de-sacs. The streets <br />would measure 28 or 32 feet wide (curb -to -curb) with street parking and a sidewalk on <br />the house side of the street. A 20 -21 -foot -wide emergency vehicle access (EVA) road <br />would be located on the east side of the new subdivision, tying into the existing <br />Jehovah's Witness church driveway. <br />• Substantial grading would be required to accommodate the proposed development and <br />the EVA road, with most of the grading occurring on portions of the site with slopes <br />ranging from 10 to 25 percent or more.
