PROPOSED PROJECT
On March 30, 2018, Ponderosa submitted development applications refined from their 2015-16
proposal. The project included a reduced unit count from 37 to 33 units and land dedication to
the EBRPD including a staging area for public use. However, the proposed development
included grading and development within areas where the slope is 25 percent or more. Since
the initial submittal, staff from various City divisions/departments have met with Ponderosa
representatives to discuss the project's conformity with City policies, specifically, development
on areas of slopes of 25 percent or more. Staff continued to direct the applicant to develop a
proposal which did not involve grading or development/creation of lots within areas of a slope
of 25 percent or greater. With this feedback from staff, Ponderosa further refined the proposed
grading by reducing the proposed lot sizes, although development and grading are still
proposed within areas of slopes of 25 percent or more. This aspect of the project is among the
key considerations on which Planning Commission input is sought.
P18-0078/P18-0079/P18-0080/P18-00811PUD-130 Planning Commission
10807, 11021, and 11033 Dublin Canyon Road and the parcel west of 11021 Dublin Canyon Road
6 of 26
