PROPOSED PROJECT <br />On March 30, 2018, Ponderosa submitted development applications refined from their 2015-16 <br />proposal. The project included a reduced unit count from 37 to 33 units and land dedication to <br />the EBRPD including a staging area for public use. However, the proposed development <br />included grading and development within areas where the slope is 25 percent or more. Since <br />the initial submittal, staff from various City divisions/departments have met with Ponderosa <br />representatives to discuss the project's conformity with City policies, specifically, development <br />on areas of slopes of 25 percent or more. Staff continued to direct the applicant to develop a <br />proposal which did not involve grading or development/creation of lots within areas of a slope <br />of 25 percent or greater. With this feedback from staff, Ponderosa further refined the proposed <br />grading by reducing the proposed lot sizes, although development and grading are still <br />proposed within areas of slopes of 25 percent or more.
