The <br /> most current adopted edition of the Design Guidelines at the time of project submittal <br /> shall regulate the proposal.Projects and design features previously approved by the <br /> Hacienda Owners Association and the City of Pleasanton in compliance with the <br /> version of the Guidelines current at the time of approval shall not be subject to <br /> changes included in future editions of the Design Guidelines unless the project <br /> proposes modifications exceeding the Improvement Threshold standards defined <br /> below.Developers and their consultants shall be responsible for ongoing compliance <br /> with all applicable current municipal,state,and federal laws. <br /> 3. Improvement Thresholds <br /> The Improvement Thresholds are designed to protect minor improvements and <br /> regular maintenance operations from required compliance with Design Guidelines <br /> revisions made subsequent to a project approval. <br /> New construction, or renovation projects exceeding the following thresholds shall <br /> require compliance with the current Design Guidelines at the time of modification: <br /> a. Building Construction Improvement or Addition Threshold <br /> All new, permanent, enclosed building construction of any size shall be <br /> subject to the currently adopted Design Guidelines at the date of project <br /> approval. <br /> b. Parking Improvement Threshold <br /> Any Building Construction or Building Addition exceeding 30,000 square feet <br /> in area shall be subject to the parking, striping, and preferential parking <br /> standards in the newest adopted version of the Design Guidelines at the date <br /> of project approval. <br /> c. Drives,Circulation, and Sidewalk Thresholds <br /> All Building Construction or Building Additions exceeding 75% of existing <br /> gross square footage shall be subject to the standards for driveways, site <br /> circulation, and sidewalks in the newest adopted version of the Design <br /> Guidelines. <br /> d. Landscape Improvement Threshold <br /> (1) Interior Zone(refer to Section 3.4) Any Interior Zone improvement <br /> exceeding 20%of the Interior Zone site area shall require renovation <br /> of the entirety of that Interior Zone landscape section(defined as a <br /> contiguous area of landscaping or area,such as a parking lot,with <br /> a consistent and homogeneous landscape theme) and applicable <br /> adjoining Streetscape Zone landscaping (refer to Section <br /> 1.1A.3.(d).(2))using the landscape standards in the currently adopted <br /> version of the Design Guidelines at the date of project approval. <br /> (2) Streetscape Zone(refer to Section 3.3) <br /> (a) The Streetscape Zone landscaping shall be delineated into <br /> Continuous Segments. These Continuous Segments shall <br /> define the Streetscape Zone as follows: <br /> 17 <br />
