• Driveway to Driveway <br /> • Driveway to Property Line <br /> • Driveway to Site Corner <br /> • Segment along a Property Line <br /> (b) Landscape improvements shall improve a minimum of 1 <br /> Continuous Segment. <br /> (c) Any Exterior Zone landscape improvement disturbing more <br /> than 15% of the site area designated as Streetscape Zone <br /> (refer to Section 3.3) shall be subject to the landscape <br /> standards in the newest adopted version of the Design <br /> Guidelines. <br /> (3) Any concurrent minor improvements or maintenance operations <br /> unrelated to the specific improvement(s) exceeding Improvement <br /> Thresholds shall remain protected from compliance with the newest <br /> version of the Design Guidelines. <br /> 1.2 General Hacienda Concept Description <br /> The dominant ingredients shaping the image of Hacienda are the street system,the surrounding visual <br /> corridor, and the high quality site development requirements. <br /> The design concept accentuates the street system as the major element to organizing and unifying the <br /> variety of land uses throughout the park.All public streets are bounded by expansive parkways from <br /> a minimum of 33 feet to 50 feet with landscaped medians on the major streets.They include dense <br /> plantings of street trees and shrub masses emphasized on low mounded berms.The dominant image <br /> from both on and off site is that of lushly planted avenues and broad building setbacks. <br /> The major project entries at Hacienda Drive at 1-580 and at Hopyard Road and Stoneridge Drive,the <br /> primary intersections at Owens and Hacienda Drives and Stoneridge and Hacienda Drives, and <br /> secondary intersections throughout Hacienda serve as identity points combining landscaping, <br /> monument signing,and street and pedestrian lighting. <br /> Additional design guidelines for individual site planning and architectural development have been <br /> established to reinforce this visual image from the road.Location and design treatment of parking lots, <br /> setback conditions, relationships to the freeway right-of-way line, building placement, height, <br /> architectural materials,site landscaping,and lighting are all controlled in those aspects that augment <br /> the overall Hacienda image. <br /> Land uses include low and mid-rise offices, retail/commercial/financial mixed use, commercial hotel, <br /> and high density residential uses. Further information regarding allowed land use types, permitted <br /> activities,and prohibited uses is detailed in the PUD ordinances for Hacienda,reproduced in Appendix <br /> Section 5.3E of these Design Guidelines as Permitted Uses Within Each Planning District-Restrictions <br /> on Operation and Use. <br /> 18 <br />
