4) A proportionate share of the storm water flow control basin of the Neighborhood Park <br />site, based on the percentage of total Staples Ranch development impervious surface, <br />including land acquisition, construction, and basin landscaping and improvements. <br />5) The developer of the Continuing Care Community site will be responsible for <br />contributions to and construction of the Neighborhood Park, as determined by the City <br />Council. <br />6) The developer of the Auto Mall site will be responsible for landscaping the Caltrans <br />right of way area adjacent to the site which is not roadway. The property owner(s) of the <br />Auto Mall site will be responsible for the maintenance of the landscaping and the City of <br />Pleasanton will be responsible for enforcing maintenance. <br />7) The developer of the Continuing Care Community site will be responsible for <br />landscaping the Caltrans right of way area adjacent to the site which is not roadway. The <br />property owner(s) of the Continuing Care Community will be responsible for the <br />maintenance of the landscaping and the City of Pleasanton will be responsible for <br />enforcing the maintenance. <br />8) The developer of the Continuing Care Community will assume responsibility for <br />funding and constructing the public roadway adjacent to the Neighborhood Park, <br />including approximately eight public parking spaces and a sidewalk along the western <br />boundary of the road. Per the City of Pleasanton's discretion, the parking spaces may be <br />placed in the Neighborhood Park or added to the on street parking. The property <br />owner(s) of the Continuing Care Community will be responsible for the ongoing <br />maintenance of the roadway median and the back of curb landscaping and sidewalks on <br />the western portion of the roadway. The Continuing Care Community developer will pay <br />for two thirds of the property underlying the public road. <br />City of Pleasanton Responsibilities: The City of Pleasanton shall be responsible for: <br />1) Coordinating the acquisition and improvement of the Neighborhood Park site, <br />utilizing Staples Ranch development and other funds. <br />2) All improvements within the Community Park site. <br />3) Any future improvements to El Charro Road south of the Stoneridge Drive/Jack <br />London Boulevard intersection when El Charro Road becomes a public road as <br />anticipated in the Pleasanton General Plan. <br />Deleted: Februmy, <br />r'- 1009 <br />Stoneridge Drive Specific Plan AmendmendStaples Ranch <br />Final - 6201 <br />60 <br />
