_5) The soundwall closest to the south side of the Stoneridge Drive bridges (adjacent to <br />Maria/Curry.°Street residences). and any other mitigation measures under the Mitiag tion <br />Monitoring. and Reporting. Plan where the "Project Sponsor" is responsible for the <br />funding. <br />The ACSPA will also fund half of the El Charro Road improvements and a portion of off <br />site flood control improvements in Livermore, as described and stipulated in the Cost - <br />Sharing Agreement. El Charro Road improvements include six lanes with turn lanes <br />between I-580 and a signalized Jack London Boulevard/Stoneridge Drive intersection, <br />and a transition back to a two lane private quarry road south of the intersection. The <br />planned EI Charro Road improvements discussed above are within the Stoneridge Drive <br />Specific Plan area, and if not constructed by Livermore prior to Pleasanton's annexation <br />of Staples Ranch, will be constructed in Pleasanton by the ACSPA (under the <br />Development Agreement with the City of Pleasanton) as part of the Staples Ranch <br />circulation improvements. <br />In addition, the ACSPA shall dedicate .to the City of Pleasanton the 17 acre Community <br />Park site, right of way for El Charro Road improvements from I-580 to the Arroyo Las <br />Positas/Arroyo Mocho channel, right of way for the Stoneridge Drive alignment <br />sufficient for a four lane roadway (with turn lanes) to El Charro Road, and any right of <br />way necessary for the El Charro Road interchange ramp improvements. <br />Staples Ranch Developer Responsibilities: Each developer within Staples Ranch, <br />including park site developer(s), shall be responsible for: <br />1) The construction of all back of curb improvements along Stoneridge Drive and El <br />Charro Road, including landscaping, sidewalks, and bus shelters, if required by <br />Pleasanton. Street lighting and any public utilities within these rights of way shall be the <br />responsibility of the ACSPA. <br />2) The design and construction of all on site utilities, including any public utility <br />extensions and easements within a development site necessary for Staples Ranch <br />development that also serves the development site. <br />3) All Pleasanton and other agency development fees that are typically required of <br />development in Pleasanton, unless otherwise agreed to by the City. These fees include, <br />but are not limited to: regional sewer, water, drainage, and transportation fees; City <br />traffic, school, public facility, lower income housing and local sewer and water <br />connection fees, as well as building permit and inspection fees.
