4) If a connection is deemed appropriate by the City Council, construction and funding <br />of a connection from Stoneridge Drive to a potential multi use trail on the southern side <br />of the Arroyo Mocho. <br />5) Payment for the portion of the Neighborhood Park property outside of the storm <br />water flow control basin, as well as one third of the property underlying the public road <br />to the west of the Neighborhood Park. <br />6) With funding from the ACSPA repave Stoneridge Drive between Kamp: Drive and <br />Trevor Parkwaj. with noise attenuatin avement make intersection improvements at <br />,Stoneridge Drive and Santa Rita Road and install traffic lijhts at the intersection of <br />Stoneridge Drive and Newton Way, Guzman Parkway and Trevor Parkway. Funding- for <br />.these improvements shall be provided by the ACSPA to a maximum amount of $1.5 <br />million Costs in excess of that amount will be the responsibility of the City of <br />Pleasanton. <br />D. Planned Unit Development Zonine Compliance <br />Specific Plan implementation requires the adoption of City Planned Unit Development <br />(PUD) zoning for all Staples Ranch development.. PUD zoning is necessary in order to <br />ensure that the goals, policies, and programs of the General Plan and Specific Plan are <br />effectively implemented while accommodating innovation and special considerations for <br />site specific opportunities and constraints. <br />Following City Council approval of the Stoneridge Drive Specific Plan Amendment, the <br />unincorporated portion of Staples Ranch will be "prezoned" to the following PUD <br />Districts, which will also be used for annexation processing purposes. Once the site is <br />annexed, Staples Ranch will have the following zoning designations: <br />• Auto Mall Site: <br />• Retail/Commercial Site: <br />a Continuing Care Community Site: <br />PUD -C (Commercial) <br />PUD -C (Commercial) <br />PUD -C (Commercial), for the parcel with <br />the Health Center <br />PUD-HDR/C (High Density Residential/ <br />Commercial), for the remainder of the site <br />• Community Park Site: PUD -P (Park) <br />Deleted: February, <br />' 2009 <br />r <br />Stoneridge Drive Specific Plan Amendment/Staples Ranch <br />, <br />Final:,blay:2010------------ --------------------- <br />
