d. Spectator seating in the Ice Center shall be limited to seating for a maximum <br />of 1,400 people. <br />e. Emergency standby electricity generators shall: <br />(i) Only be tested from 8:00 a.m. to 5:00 p.m. Monday through Friday or <br />from 10:00 a.m. to 12:00 noon on Saturday or Sunday. <br />(ii) Not be tested for more than one hour during any day. <br />(iii) Not be tested on "Spare the Air Days" in Alameda County. <br />(iv) Shall be completely screened. <br />The generator(s) shall be located inside or adjacent to the Ice Center, unless <br />otherwise determined by the Director of Parks and Community services. The <br />location of the generator(s) shall be shown on the plans submitted for the <br />issuance of a building permit. <br />All generators shall be designed and located such that they do not produce a <br />noise level in excess of 70 dBA at a distance of 25 feet. <br />f. All design details (e.g., light fixtures, windows, seams between materials) of <br />the Ice Center shall be subject to the review and approval of the Director of <br />Community Development prior to the issuance of a building permit. The <br />Director of Community Development may require minor changes to the <br />design/materials of the Ice Center fagade to enhance its appearance. <br />g. The front entrance of the Ice Center including the clear glass window sizes <br />and locations, the window slope, the thicker mullions, the mullion locations, <br />the visible, thick metal roof support brackets, the framed clear glass doors, <br />the circular roof support pillar, and substantial roof overhand shall <br />substantially match the front entrance design shown on page 7 of the signage <br />plans (Exhibit B). <br />h. The building wall by the Ice Center entrance (west of the entrance doors) will <br />be enhanced with texture, color, and/or plants in planters or pots, or by similar <br />means to make the entrance more aesthetically appealing. <br />The windows shown on the corners of the Ice Center shall wrap all the way <br />around the corner. The glass shall not be reflective, or a dark color. <br />j. The proposed bike racks will be placed and accessible at strategic locations <br />throughout the facility, subject to the approval of the Director of Community <br />Development. <br />k. The picnic tables will match the existing tables at Val Vista Park and will <br />include a hole for an umbrella. <br />17 <br />
